ROUTINE PARKING LOT MAINTENANCE

“Don’t judge a book by its cover” the metaphorical phrase we have all either heard or used at some point meaning one should not prejudge the worth or value of something based on the outward appearance alone. This can easily be applied to the exterior of your business and the perception this exterior can give to your customers.

Parking lot maintenance is crucial to curb appeal for a business. Routine maintenance of the parking lot can extend the life of the pavement and offer the best return on investment in the long run for your business. Parking lots can vary from one lot to the next however the following items to consider are universal when wanting to enhance the appearance of the parking lot.

CRACK FILLING/SEALING

The filling/sealing of parking lot cracks to prevent water from entering the base and sub-base of the parking lot. Pavements can expand with seasonal temperature change. As a result of these expansions the lot can be stressed and cracks can occur. Filling/sealing these cracks can help to extend pavement life by an additional three to five years.

POTHOLE REPAIRS

A depression or hollow in a road/parking lot surface caused by wear, water or subsidence. There are several types of pothole repairs. If the potholes are not repaired the damages will become extensive over time. Cold patch is a pothole repair designed for repairing cracks over 1” in width. Cold patching is low in cost however it is a temporary repair and not intended to be a long-term solution. Hot patching is a long term solution and meant to be a permanent repair.

PARKING LOT STRIPING

The act or process of marking with stripes. Pavement markings will fade over time. The two primary factors of the markings fading will be the amount of traffic and the environment, including weather. There may be a need to have the lot restriped every 12-18 months. In general, the lot should be restriped whenever the markings have faded so that the parking lot remains safe for drivers and pedestrians at all times.

SEAL COATING

The application of a sealing coat to a paved surface in order to prolong integrity. This provides the surface of the parking lot an extra layer of protection and covers minor flaws in the lot. Parking lot sealing should and can be completed as frequent as every other year. Sealing will help to slow oxidation, slow water penetration and shield UV rays all of which will damage the parking lot if left unsealed.
